Inspection Period
Before buying the home of your dreams, it is important to look beyond
the perfect floor plan and all the amenities you desire. Get past your
first impressions and take a good hard look at the quality of the
property you plan to buy. Your home inspector should provide you with
the details. Your home inspector should highlight areas of the home that
are not critical but may be costly to repair.
- The first question to ask is what year was the home built? After
10 years many homes will need new air conditioners or swamp coolers.
The age of a home is important in evaluating your future costs and
upkeep.
- Find out the cost of utilities. This will give you good evidence
of the insulation factors and how well the house was built. The
house could have seal leaks in the windows or doors. The house may
have a lower r- value insulation installed in the ceilings walls or
floors. Ask what types of utilities are being used throughout. Is
the home all electric or a combination of gas and electric and wood
stove? Does the house have central air or is a swamp cooler the
method of cooling.
- What type of roof and what condition is it in? Does it have a
15-year warranty or 25 year? Is the roof sagging or buckling?
- When was the plumbing or electrical last upgraded or repaired?
What type of piping is used for the plumbing and what thickness? Is
there a soft water system in place? Payson water is very aggressive
to the pipes and without soft water can corrode the plumbing. This
can be costly to repair!
- Are walls cracking or is there any damage to the foundation or
structural integrity of the house?
